Reservations policy

Reservations made direct with us will require a deposit equivalent to one night’s stay, which is non-refundable, however, we will try to accommodate guests who need to amend their reservation to an alternative date wherever possible. The deposit can be paid by credit or debit card over the telephone or directly through our secure Seabreeze website booking system.

The balance is payable on departure.

Reservations made via external websites are through an agent. We are unable to amend these reservations and all queries should be directed via the agent’s website.

Please note; reservations made through external websites will always cost more compared to reservations made directly through us by phone or our secure Seabreeze website.

Cancellation policy

If the reservation is cancelled less than 72 hours before 14:00 hours on the day of scheduled arrival, for whatever reason, the total cost of the reservation will be payable. A cancellation charge equivalent to 1 night of the whole booking will be made if the booking is cancelled more than 3 days before 14:00 on the day of the scheduled arrival. We will try to accommodate guests who need to amend their reservation to alternative dates wherever possible. Early departures will be charged at the full stay rate. In exceptional circumstances, this will be at the discretion of the owner.

We strongly advise guests to have appropriate travel insurance in place before they travel.

Late reservations

When reservations are made 72 hours or less prior to arrival, full payment will be taken on the credit or debit card given, and no refunds will be offered for any cancellations. See above cancellation policy.


Remainder of payment of reservations will normally be required on departure.

No Smoking

We are a non-smoking establishment for the safety and convenience of all guests. This includes balconies and the front forecourt.


Unfortunately, we are unable to accept reservations for children under the age of 12 years. We do not have any family rooms and our rooms can only accommodate 2 people. However, our top floor rooms can be booked together giving our guests a private adjoining landing. Please feel free to contact us for more details.


Unfortunately, we do not accept dogs, except for working assistance dogs, and the reservation must be made for our ground floor Riddlecombe suite. This is for safety and insurance reasons. Please feel free to contact us for further information.


Your accommodation is available for check in from 14:00 until 20:00 but, due to enhanced hygiene for COVID-19, we advise you to call ahead to confirm, checkins may be delayed past 14:00, later arrival times must be arranged by prior request. Please inform us of your estimated time of arrival so that we can ensure we are here to greet you.

For us to prepare the rooms for future guests, rooms need to be vacated by 10:30am.


Please take care with our accommodation. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur, we understand that accidents do happen. We do not fit waterproof mattress protectors to our beds but are able to if a medical condition requires it. We reserve the right to charge for damage caused by negligence, any such charges will be made to your credit / debit card. We would also like to remind guests to have consideration for other guests, in particular, please keep noise to a minimum when entering the front door and hallway at night, so other guests are not disturbed.


Parking on our forecourt is provided for guests in our ground floor Riddlecombe suite and is offered at the users own risk.

Further parking for all other rooms is via the municipal car park at the rear of the property, space availability permitting. All guests needing a car park voucher are advised to pre book this via Torbay Council. Please use the link for applying for a parking permit; www.torbay.gov.uk/roads/parking/parking-permits/car-park-permits/     These permits are available for 3 days, or 7 day stays, and can be used in all Torbay council pay and display car parks. The nearest car park is in Princes street and is less than 1 minutes walk from us.
